My flat had been on the market for about 8 months with a well-known Edinburgh Estate agent. Unfortunately, as they hadn’t been very helpful or proactive at chasing leads, I then moved (stupidly) to an auction company. I switched to James after getting a flyer through the door and realising my flat was devalued when the auction company tried to persuade me to accept a ridiculously low offer.


This was one of the best decisions ever made. James is determined, great at communicating and follows up on every single enquiry he gets. To me communication is the most important thing, and he was always reachable whether at the weekend or later in the day (sorry James!) and kept potential buyers interested.


I wish I had engaged with him from the start of the process as I have no doubt my flat would not have stayed on the market so long. Thanks for all your hard work and I highly recommend you to anyone else looking to sell their house or flat.

James and his team managed to sell TWO properties for us recently. We decided to not go for the local estate agents since they sounded very uninspired (“hey we’ve sold this house twice before”) and were talking us down (“we wouldn’t market it at more than £240k and you’ll be lucky to reach £250k”). Well James decided to market immediately at £250k and the offer we accepted was £272k (highest offer was actually a bit more), and that house was off the market in less than a week. I think James and Cecchini Property shine because James is truly excited about selling and very particular about doing viewings himself, and following up with the viewers, not ending the sales process if he has a chance. The Cecchini Property brochure is also making the best of your property, with a nice layout and great pictures. I will definitely pick up the phone to James again if we end up selling anything again.

We were with another estate agent, but we lost both our sale and purchase due to the terrible way the firm handled things. We received a letter from James offering his services and calling him was the best decision we ever made! James doesn’t give 100% he gives 150% He is extremely knowledgeable, tenacious, dedicated and works so hard I doubt he sleeps at night. He knew the problems we had previously with the other firm and was determined to show not all estate agents are the same and he certainly did that. He is very easy to talk to and his previous role as a property developer is also beneficial. James promised us he would sell our flat and find our perfect house. He doggedly perused every potential buyer. By some miracle the house we were hoping to buy before (the one we lost due to the other estate agents) returned to the market after the sale following our also feel through. The person who is our buyer originally only wanted a virtual tour however James persuaded him to come view and despite viewing six flats beforehand he put in an offer. If James had not persuaded him that it was best to view, there is little doubt that the purchaser would have not chosen our flat. We can never thank James enough for all his hard work and for helping us achieve our hope of buying our wee cottage in North Queensferry I would happily recommend James to anyone who is looking for an honest estate agent who will always have his client’s interest at heart. Our only regret is not finding James at the start for if we had we are certain that our sale would not have fallen through, and we be in our new home now.
