James is all you can want from an Estate Agent, easy to contact (even at weekends/evenings), professional, down to earth, responsive, sets realistic expectations and works tirelessly to get you the result you want. Once our property had sold, we got to see how other estate agents operate and we had agents fail to turn up for viewings, take 48 hours to respond to viewing requests or just not respond whatsoever. Having dealt with James we were pretty shocked at the standards with other agents so if we sell property in future, I wouldn’t use anyone else.

I would agree with many who say that selling your house is one of the most stressful thing you will ever do.However after meeting Sandrina who was recommended to me I knew I was in very good hands.She put me at ease from the very beginning of the marketing process with her helpful and professional approach to answering all my questions relieving me of a lot of stress.Also not having to do the viewings and no closing dates took a lot of the pressure away.Sandrina’s approach led to my house selling in just a few days which was amazing.
Also her helpful advice with a property which I have now bought and perfect for me.

We had had our apartment on the market with a “no thrills budget” renowned estate agent for 100 days.  The property agent and company delivered a sub-standard non-existent service which subsequently resulted in a stale listing.  We contacted Cecchini Property to switch to them. Sandrina sold my house in only a few weeks which went to a closing date . She carried out all the viewings herself and gave me great advise on how to present the property to achieve the best price of which I was delighted.

I was also living near London at the time and she put me in touch with a very proficient solicitor and surveyor to ease the process.

James took over the selling of my property after months of little activity by an appointed major estate agent in Edinburgh. He was honest, on the case, easy to deal with and kept me fully updated. The property sold within the time frame he promised. I would suggest others who are stuck in a cycle of no-show viewings and having to chase their agent for action and updates, give James a chance.

When you are choosing an estate agent, choose carefully. Check out those who have properties for sale. Do they get back to you quickly? At all? Because if they aren’t actively promoting THAT property, they aren’t going to do it for yours.
We had 4 agents booked in. One didn’t return our calls. One didn’t follow up the initial appointment. Of the other two, who offered significantly different services, we chose the more expensive one because:
we wanted quality for us and our potential buyers
someone to advise on getting the house market ready
we wanted great marketing
we wanted someone to take as much stress away as possible
we wanted professionalism and speed
we wanted updated
we wanted the best price we could get from someone we trusted

Really happy with the service we received from Cecchini Property! I loved that we had a WhatsApp group with Sandrina, Cheryl and my husband and I so we all knew what was going on and any questions we had were responded to very quickly. It was also great to leave the viewings to Sandrina who done a great job at promoting our house and as a result getting a price that we were extremely happy with.
