After eight months with a well-known Edinburgh agency, I was in the kitchen of my two-bedroom flat in central Edinburgh. There was yet another flyer from Cecchini Property agent, James Milne. I phoned the number and by the weekend had met him and was impressed. He is an agent who gets things done. I had met no one from the other agency as their office was closed and all worked from home. James told me about his strategy for my flat, we put it back on the market. He was forensic in the choice of clients and within five weeks it was sold at an excellent price with exchange happening three weeks later. Commission was charged on the amount raised over the home report valuation. This was worth every penny as with the previous agency I had accepted four offers that were under the home report. All fell through. The expenses of the previous year with the other agency were wiped out by the selling price that James achieved. Throughout the sale he kept us informed and updated and always responded if I wanted contact. James is exactly who you need to sell your property. James and his team managed to sell TWO properties for us recently. We decided to not go for the local estate agents since they sounded very uninspired (“hey we’ve sold this house twice before”) and were talking us down (“we wouldn’t market it at more than £240k and you’ll be lucky to reach £250k”). Well James decided to market immediately at £250k and the offer we accepted was £272k (highest offer was actually a bit more), and that house was off the market in less than a week. I think James and Cecchini Property shine because James is truly excited about selling and very particular about doing viewings himself, and following up with the viewers, not ending the sales process if he has a chance. The Cecchini Property brochure is also making the best of your property, with a nice layout and great pictures. I will definitely pick up the phone to James again if we end up selling anything again.

Most reviews will be about Sandrina selling properties so I thought I would leave one in relation to buying one of Sandrina’s properties.
The service from start to finish was first class. From showing my partner and I around the house we were made to feel comfortable and welcome (even given COVID restrictions), to regular phone calls or texts to update us and to making sure we settled in once we made the move. Sandrina brings professionalism and a personal touch to making a very stressful time a lot easier.
I won’t go on about the issues I had with the sales agent I used to sell my property, however from the day we accepted an offer on our house until now I have had zero contact! The service I received from Sandrina compared to the service I received from my sales agent was night and day!
There was a few nervy times given lack of contact with solicitors however Sandrina kept on top of this and made me aware when I needed to chase it up my end.
Also a very personal touch when Sandrina had flowers delivered to us after making the move which definitely went above and beyond.
I can’t recommend Sandrina highly enough and thank you again for everything you done for us in making our move to our new family home.

When you are choosing an estate agent, choose carefully. Check out those who have properties for sale. Do they get back to you quickly? At all? Because if they aren’t actively promoting THAT property, they aren’t going to do it for yours.
We had 4 agents booked in. One didn’t return our calls. One didn’t follow up the initial appointment. Of the other two, who offered significantly different services, we chose the more expensive one because:
we wanted quality for us and our potential buyers
