My flat had been on the market for about 8 months with a well-known Edinburgh Estate agent. Unfortunately, as they hadn’t been very helpful or proactive at chasing leads, I then moved (stupidly) to an auction company. I switched to James after getting a flyer through the door and realising my flat was devalued when the auction company tried to persuade me to accept a ridiculously low offer.


This was one of the best decisions ever made. James is determined, great at communicating and follows up on every single enquiry he gets. To me communication is the most important thing, and he was always reachable whether at the weekend or later in the day (sorry James!) and kept potential buyers interested.


I wish I had engaged with him from the start of the process as I have no doubt my flat would not have stayed on the market so long. Thanks for all your hard work and I highly recommend you to anyone else looking to sell their house or flat.

James took over the selling of my property after months of little activity by an appointed major estate agent in Edinburgh. He was honest, on the case, easy to deal with and kept me fully updated. The property sold within the time frame he promised. I would suggest others who are stuck in a cycle of no-show viewings and having to chase their agent for action and updates, give James a chance.

We had had our apartment on the market with a “no thrills budget” renowned estate agent for 100 days.  The property agent and company delivered a sub-standard non-existent service which subsequently resulted in a stale listing.  We contacted Cecchini Property to switch to them. A first-class service was provided by our realtor James Milne.  His commitment and professionalism from the start of the “relaunch” through to the sale was exceptional. Our apartment was sold very quickly. We would highly recommend this estate agent.  

Talk about saluting somebody’s indefatigability. My partner and I had spent months with a large firm of estate agents, pulling our hair out over what exactly they were doing to earn our fee. If we wanted to know what was going on we had to call them. They never, ever, called us. Moreover, when we did call, we were shunted from one person’s desk to another with no one individual ever responsible (or even on top of) our brief. When they finally allowed our sale to collapse at twenty minutes notice we simply gave up. After, that is, paying a hefty bill which they made clear in no uncertain terms we still owed them. Money literally for nothing.  Enter James and our world changed. We did not find him, he found us. He wrote to us outlining the things he could do and asking if we wanted to chat. We had nothing to lose. We agreed.  So along comes this punctual, charming, articulate and incredibly knowledgeable individual. We took to him immediately and from that day forth he was a dog with a bone on our behalf. Tireless, relentless and always keeping us in the loop. The happiest of endings – James got our sale and our purchase at the same prices we were happy with earlier.  Could have saved a lot of time, heartache and money if we had gone with James to begin with.  Moral of the story?
